             Section 1.01  Sample of electrical selection

 

 MAIN PANEL:  This is the main power supply panel.  Become familiar with its location and

 study the circuit location markings if any.

Type:        Breaker

Rating:                  Satisfactory

Location:  Exterior

Amp Rating:         2x200

Voltage:    120/240

 

AUXILIARY: Auxiliary or sub panels are used to extend the system or provide a protected

 power source near large appliances or equipment. Use the same caution as with the main

 panel.

Type:        Breaker

Rating:                  Satisfactory

Location:  Garage

Amp Rating:         200

Voltage:    120/240

 

AUXILIARY #2: Auxiliary or sub panels are used to extend the system or provide a

 protected power source near large appliances or equipment.  Use the same caution

 as with the main

panel.

Type:        Breaker

Condition: Double tap --- Some circuits in the panel are double lugged. (They have more

than  one electrical conductor attached to them)  These circuits should be separated with

individual  protection.

Rating:                  Unsatisfactory

Comments:           There are excess wires in the panel and there is one double tap.

Recommend having item's)  corrected by a professional licensed electrical contractor.

Location:  Garage

Amp Rating:         200

Voltage:    120/240 

        

WIRING: This wiring makes up the bulk of electrical system.  Because walls, insulation, etc.

 hide much of it, only the visible portions are examined.

Type:        Conduit            Romex

Rating:                  Unsatisfactory

Comments:           On the dock, there are areas of open conduit to the receptacles and one

receptacle was loose. Recommend having item's) corrected by a professional licensed

electrical contractor.

 

INTERIOR

COMPONENTS:            The inspection covers a representative number of components. 

The National Electrical Code has extensive regulations concerning interior wiring.  If you have

 any doubt about the system, have it thoroughly inspected by a qualified electrician.

Ratting:                 Satisfactory

Switches:

Rating:                  Marginal

Comments:           There were many mystery switches in the home. Suggest reviewing all

switches prior to close with present owners.

Fixtures:

Rating:                  Unsatisfactory

Comments:           The fan in the girl's bedroom was not grounded. Recommend having

 item's)  corrected by a professional licensed electrical contractor.

GFCI:

Rating:                  Marginal

Comments:           This unit was built before all or some of the standards for GFCI were

 required .It is recommended that they be installed in Bathrooms, Kitchen, Exterior, and in

Garage if applicable. They are safety devices that limit electrical shock from water sources.

Smoke Detector:

Rating:                  Marginal

Comments:           Smoke detectors should be checked at walk though. They are life saving

devices.  They are not checked at inspection so as not to give a client a false sense of

security.  If none is present, please install them, as they are life saving devices.

 

EXTERIOR

COMPONENTS:            Exterior components add safety and convenience but have

additional  hazards because of the presence of water.

Receptacles:

Rating:                  Unsatisfactory

Comments:           There was no power on the dock, an open conduit on dock, and exterior

receptacles (GFI's) are not working. Recommend having item's corrected by a professional

licensed electrical contractor.
